Frequently Asked Questions
I AM A PROPERTY CONVEYANCER, CAN I USE YOUR SERVICE?
Absolutely! Our services are adapted to enable us to work with conveyancers and we regularly act on behalf of their clients.
For our conveyancer clients, we ask that you please contact us by email or phone to arrange an inspection as our invoice for you will be generated once the report is completed, rather than organising payment online before the inspection.
I AM A LOT OWNER AND FIND IT DIFFICULT TO GAIN ACCESS TO SOME INFORMATION WHICH IS WITHIN OUR OWNERS CORPORATION’S BOOKS AND RECORDS. CAN SRNSW HELP ME?
Yes, we can help! We would be happy to assist you in attaining the required information. We regularly complete reports for existing lot owners within the Owners Corporation. With our experience and knowledge, we would be able to quickly find the relevant information within books and records.
There is no conflict of interest as we would work only for YOU, the owner of your apartment.

CAN YOU STILL CARRY OUT AN INSPECTION AND PREPARE A REPORT IF THE OWNERS CORPORATION IS SELF MANAGED?
Yes! We will just need to know who is holding the strata book and records, then we can arrange for an inspection and report.
GIVE ME AN EXAMPLE OF HOW A STRATA INSPECTION REPORT HELPED A CLIENT?
We were recently approached by Mrs Jones to carry out an inspection of the records for her apartment purchase. It was discovered that a building defect report had been carried out 2 years ago and that the building warranty period was ending in 18 months’ time.
Our strata report was able to inform Mrs Jones that no action had been taken by the owners corporation to address the defect works, despite the building defect report on record.
This provided Mrs Jones with the knowledge she needed to make an informed decision around her purchase. She was able to address this issue directly with the seller and find out when the owners corporation would be taking action around the works in the defect report. It was then confirmed that it would be before the end of the building warranty.
